Land Registration Authority A2A Program: CTC of Property Title In 3 Easy Steps

Whether you are already a land owner or someone considering buying a real estate property, it is very important that you know about the  documents pertaining to the property.  Certified True Copies (CTCs) are legal papers which are part of due diligence when buying a property in the country, also serve as the documents validating the authenticity of the real estate. CTCs of titles serve as important requirements for functions like land transfer and purchase. Moreover, it is a primary document that is used to check the authenticity and legitimacy of a title to a property.

The Land Registration Authority (LRA) is the government agency handling the issuance of CTCs of titles in the country. In addition to this function, the LRA serves to issue decrees of registration, works to issue transfer certificates of title, and keeps a title history of record transactions of titled lands. 


In addition to the LRA’s mission to manage functions relating to properties in the country, the agency has also focused its efforts in improving user access to their services through the use of advanced automated systems and modern facilities. In particular, one of its biggest moves was the launch of its Anywhere-to-Anywhere (A2A) service. The service answers the all too common concern of landowners in the facility of securing certified true copies of titles kept in different Registries nationwide. 


Before, one would have to travel to the location where their property is registered to request for their title. Not only is this time-consuming, it can also be costly as well. The A2A service changes the face of securing CTCs by putting all their titles under the jurisdiction of a computerized registry. To use the A2A, a landowner simply has to go and visit the nearest Registry of Deeds to him / her. A form will be then required to be filled out with the title number, name of owner, and the local area of Registry of Deeds where the copy of the title is. A processing fee needs to be paid at the end of the process and the landowner will be given an official receipt that he / she has to submit on the day he can claim his CTC. The owner will then get a CTC of their property title. 


Get you CTC is 3 easy steps

Step ONE: Visit any Registry of Deeds Office

Go to the nearest Registry of Deeds office. Make sure you bring a valid ID. Have the following information ready: Title Number, Name of the registered owner of the title, local area of the Registry of Deeds office where a copy of the title is lodged. 

Step TWO: Pay the processing fee

For list of fees, visit http://lra.gov.ph/services/fees.html

Step THREE: Bring the OR when you claim your CTC

An official receipt will be issued upon payment and a scheduled date of when the document will be available for pick up. Make sure that you bring the OR when you claim the CTC.


The service is part of the LRAs efforts to better serve the public. Though the agency has been around for more than a century as sole repository for land titles, it is one of the most lauded government organizations when it comes to keeping up with the times. In fact, on February 2017, the government agency received a recognition as an ISO 9001:2008 compliant government organization. The distinction signifies that the LRA practices clear policies, demonstrates good planning, resource management, and commitment to the public as certified by international standard assessors.



The A2A service is just among the many efforts of the agency to deliver efficient service to the public. The new system is a game changer among landowners who often have to go through the painstaking process of getting the documents they need for their properties. UST Alumni Information System

I was replying to an inquiry  about How To Apply for a UST Alumni Card and I contacted the UST Office of the Alumni Relations to ask for some information. While reading the FAQ, I found out that there is already a University of Santo Tomas Thomasian Alumni Information System. I signed up today to see what services are available for the alumni. It's basically a database of alumni. There is also a section on the sidebar for affiliated links to the registrar for online request of academic records, the library and for continuing education such as the Graduate School, Civil Law, and Medicine School.

Whenever a Filipino travel to a country outside Asia, the first thing that we miss is rice. The Philippines is widely known as one of the biggest consumers of rice in Asia. Nippon Paint Philippines Asia Young Designer Award 2017 (AYDA) Winners

The next generation of Filipino architects and interior designers' creativity are challenged once again at the Asia Young Designer Award 2017.

“How would an innovative designer craft the dwelling space and structure that would meet the needs of tomorrow?” How would this design be resilient through the years?”

The challenges

The Asia Young Designer Award (AYDA), a prestigious design competition pioneered by world-renowned paint manufacturer, Nippon Paint (Coatings) is now on its 10th year and the competition is the company’s flagship CSR (corporate social responsibility) program that aims to encourage the next generation of design professionals to harness their talents, express their creativity, and fuel their passion for design.

After the launch last July of its AYDA 2017 Philippine leg, Nippon Paint executives and industry practitioners announced the Gold winners during its awarding ceremony held on November 24 at The Elements in Eton Centris, Quezon City. 

With the theme “You for Tomorrow: Future Living as Envisioned Today,” this year’s leg received over a thousand entries from participants in several colleges and universities nationwide. The theme tested both the technical ability and foresight of young architects and interior design professionals to create design concepts that fulfill the needs of tomorrow’s dwellers and societies. 

The humble beginnings

From its debut in Malaysia in 2008 as the Nippon Paint Young Designer award, AYDA has now expanded to 15 countries namely: Philippines, Singapore, Bangladesh, Thailand, Pakistan, Indonesia, Papua New Guinea, Vietnam, China, Japan, and Hong Kong, Sri Lanka, India and Taiwan. It was relaunched last year as Asia Young Designer Award to signal its emerging influence and scale in the region. In the country, AYDA Philippines started three years ago and has been growing its popularity and participation nationwide.

The competition

For this year’s competition, the judges were composed of renowned and distinguished Filipino architects and designers from the industry. It also had renowned Malaysian Architect Boon Che Wee, Director of GRA Architects Sdn Bhd and President of Pertubuhan Akitek Malaysia (PAM), and award-winning Singaporean Interior Designer David I. Tay, Principal of ETHOSpace Pte Ltd. and recognized as one of the leading designers in Asia, as its first ever regional judges in the history of AYDA.


All design entries were screened and judged accordingly until 10 finalists were chosen in the two categories: architecture and interior design. Gold and Silver winners, as well as Special Awardees in Best Design Innovation and Best Color Concept were also selected. Judging was presided by Architect Consuelo “Peach” Buencamino (Head Judge) and Architect Nina Bailon-Arce (Co-Head Judge), Architect Maria Benita Regala, Architect William Ti,Jr, Architect Boon Che Wee, Architect Veronica Villanueva, Architect Jose Ramon Carunungan, and Architect Chona Ponce; and, Interior Designer Wilfrid Magcase (Head Judge) and Interior Designer Michael Pizarro (Co-Head Judge), Interior Designer Belen Morey, Interior Designer Cynthia Almario, Interior Designer Ivy Almario, Interior Designer Cara Marie Marcrelo, and Interior Designer Rachelle Medina and Ms Mel Reyes for the Architecture and Interior Design categories, respectively.

The finalists 

Through AYDA, Nippon Paint steadfastly leads in its advocacy to train and develop the minds of young designers. After the intense selection process, a total of 20 finalists prevailed, 10 from each category.

Gold winners in both categories bagged Php50,000 cash each, a six-month Internship with Casas+ Architects, Aidea Inc. and/or 8990 Holdings Inc. The Silver winners, on the other hand, individually got Php30,000 cash. The eight remaining finalists went home with a cash prize of Php10,000 each and special awardees for Best Green Innovation and Best Color were given Php5,000 each. 

Likewise, the Gold winners in both categories also secured their slots to represent the Philippines in the AYDA regional competition and get a chance to win USD1,000 cash. Moreover, there is the AYDA Learning Programme, an all-expense educational opportunity to meet and exchange ideas with the Gold winners of the other 14 countries (Malaysia, Singapore, Thailand, Indonesia, Vietnam, Hong Kong, China, Japan, Pakistan, Bangladesh, India, Taiwan, Papua New Guinea and Sri Lanka), and to attend exclusive sessions and lectures given by Asia’s leading Architects and Interior Designers. All of these events will happen in Malaysia next year, as coincidentally, the 10th year celebration of Asia Young Designer Award. 


At the end, the following bagged the major prizes: Architecture Silver Award - Edward Sarco, Eugelio Amang Rodriguez Institute of Science and Technology (EARIST), project Vinta Tahan and Gold Award was given to Marie Eirene Fabon of University of the Philippines - Diliman, project Bigkisan. 


Major wins were awarded to University of Santo Tomas students for the Interior Design Category: Marigold Martinez for project Mabote and Diana Marie Manansala for project Alpas Sensory Center.

This competition was made possible by the supporting partners: United Architects of the Philippines, Philippine Institute of Interior Designers, Council of Interior Design Educators and Council of Deans and Heads of Architecture Schools. Internship partners are Aidea Inc, Casas + Architects and 8990 Holdings Inc. 

Notwithstanding the prizes, it is the accolade of taking part and being chosen as one of Asia’s gifted young designers that go with it that matters.

BIC encourages Filipino children to go #BicToSchool for a Brighter Future

As Champions of Education, BIC® believes that a bright future is for everyone. Where do you buy your rice? 

Since I got married in 2004, I've been buying Harvester's Rice in the supermarket. Why? It's more convenient and I'm assured that I'm getting my money's worth.

A quiet revolution has taken place in the supermarket in the last two decades. Sunnywood Superfoods Corp., a local company, has greatly influenced the way Filipinos buy their rice, a staple food that most of us can’t do without in our regular meals (and even during meriendas!). 

Established in September 1997, bannered by its flagship brand Harvester’s, Sunnywood introduced its rice to Filipinos in the supermarkets thru the launch of several varieties of white rice. Filipinos usually buy their rice in the wet markets and the neighbourhood sari-sari stores but Sunnywood has helped change that by riding on the growing acceptance and reach of the supermarkets and malls with its branded rice.

“Through the years, Filipinos have embraced supermarkets and malls. They are convenient, comfortable, safe and make available almost everything under one roof. In fact, they have become a way of life. It makes good sense to engage the supermarkets,” says Romeo Ong, president of Sunnywood, which is celebrating its 20 years this month.“We are in lockstep with the growth of the supermarkets,” Ong adds. “As they expand, we expand with them to efficiently service the needs of their customers. Meantime, our market grows as a result.”

And why branded rice? “To have a successful brand, you need to earn the trust and confidence of the consumers. We believe we have done that through consistently providing good quality rice over time. That same trust and confidence also define our relationship with our customers – supermarkets, restaurants, etc. – and our suppliers. We treat them with utmost respect.”

A Family Affair



A graduate of the De La Salle University in 1976 with degrees in AB Economics and BS Business Administration, Ong has always been drawn to agribusiness. “It’s a confluence of circumstances,” Ong says when asked why his company ventured into rice distribution. “At that time, my wife’s family was already in the rice business. Her support and encouragement was overwhelming. Also, the major supermarket chains in the country were just starting to hit their stride in their expansion. The timing was right. Everything was lined up. It was not a hard decision to make.”

Sunnywood, a company name chosen because it evokes nature, agriculture and joy, started as a single proprietorship in September 1997 with just 9 items under Harvester’s. It was incorporated in 2007. Two more brands followed in quick succession: Jordan Farms and Farm Boy and with them the product range increased to about 50 SKU’s.

The Jordan Farms brand supplies healthy (black, red and brown) and specialty (Basmati and glutinous) rice to supermarkets. Farm Boy, on the other hand, is good rice made accessible to all Pinoy families with its lower price range.

Sunnywood is not involved directly in rice farming, instead it carefully sources its rice from farmers, millers, traders, importers and cooperatives. Over the years, it has actively helped local rice farmers penetrate the market and thereby help improve their economic lot. It is also actively supporting the organic growing of rice.

Harvester’s Dinorado is one of the best dinorado rice in the country. It is locally produced, naturally aromatic, especially when cooked, and is deliciously sticky. It is the local alternative to the Japanese rice and is also good for congee, arroz caldo and champorado.




Harvester’s Thai Jasmine is known for its superior all-around taste and texture, and is ideal for most rice dishes and occasions.




Harvester’s Sinandomeng is one of the most popular items in Harvester’s line-up of rice, this is the everyday, any-occasion rice for the Filipino family. 

Jordan Farms Black Rice is among the line-up of healthy, unpolished rice, this naturally grown black rice contains more antioxidants than the other varieties. It is also a good source of fiber, multivitamin B, essential oils, minerals, iron, among others.

Philippine Pride

Looking towards the future, Sunnywood aims to further strengthen its hold in the market. “For the local market, we want to make our presence felt all over the Philippines. Right now, we are strong in Luzon and some Vis-Min (Visayas and Mindanao) areas, but our presence needs to be projected into many other areas of the country. We want to have a strong presence nationally,” Ong says.

“We are looking into exporting our products very actively as we go forward. We really like to see our products out there in the other countries. To show the flag, so to speak. That will be another source of pride for the Philippines. I hope we can do that in the near future,” Ong says.The company has already done “small test marketing” overseas and has received interest from the Middle East, United States, Canada, among other countries.

With the popularity of the internet in the country that spurred online marketing, the company is also planning to take advantage of the convenience offered by the web. Sunnywood aims to make its products available online so that those who cannot go to the supermarket can simply order and have their favourite rice delivered to their doorsteps. “That’s in our wish list,” Ong says. “But our core market will always be the supermarkets. We have a very good relationship with them. It’s a win-win for everyone – the farmers, the suppliers, the distributors, and the consumers. That will stay.”

Sunnywood is building a new office/warehouse to boost its capabilities, improving its processes and further enhancing the quality of its products. “We are always looking to improve the quality of our products as we want to make our rice attain export-quality level for the Harvester’s and Jordan Farms brands.”

Rice, Rice and More Rice

“When people ask me what businesses I am into, I say: rice, rice and more rice,” Ong says in jest. “Would I venture into other related business lines? If the opportunity presents itself, I will think about it. But Sunnywood will always be associated with the Filipino’s staple food. 

“Do I have anything to add? Yes. I firmly believe that the rice makes the meal. That’s why our slogan from the very beginning has been ‘The secret to a great meal is still great-tasting rice.’ Ultimately, the consumers decide. And knowing that consumers have remained loyal to our brands and have made them their own, nothing beats that feeling. It’s all worth it then.”

Sparking the Youth’s Entrepreneurial Revolution


The youth will play a crucial role in the future of the country’s economy with 70 percent of the Philippine population aged below 30. The Department of Trade and Industry (DTI) recognizes by identifying young entrepreneurs as the nation’s hope. However, reforms must be made in the educational system to help them reach their full potential. “If we want to make smarter entrepreneurs, we should start by changing the mindset of the young through the establishment of entrepreneurship education,” Sec. Ramon Lopez, Chairperson of the DTI said.

Sec. Lopez posed this challenge at the 6th UNESCO-APEID (Asia-Pacific Programme of Educational Innovation for Development) Meeting on Entrepreneurship Education held in Manila. The three-day conference brought together delegates, educators, and policy makers from UNESCO, DTI, and the Commission on Higher Education (CHED) to discuss how to advance youth entrepreneurship in the Asia-Pacific region.

In his keynote speech, Sec. Lopez stressed the importance of collaboration among nations to progress as a collective: “This meeting is an opportunity for our countries to learn from each other in advancing entrepreneurship education in our society.”

He specified the steps needed to achieve this goal and highlighted the importance of the youth’s role in national development. “The way to foster an entrepreneurial mindset is establishing a more advanced ecosystem, policies, and programs for competence building. That is what this meeting is all about: establishing an innovative entrepreneurship education that would reshape the mindset of the youth towards the journey of entrepreneurship,” Sec. Lopez said.

Sec. Lopez added: “Our young entrepreneurs can help create stability and drive sustainable development via economic growth, employment generation, innovation, and poverty alleviation.”

Here are some insights from this year’s UNESCO-APEID Meeting:

Creating policies aligned with ASEAN’s developmental goals

To be aligned with ASEAN’s developmental goals, government policies must be formed to support young entrepreneurs and their businesses. The approval of Republic Act No. 10679, also known as the Youth Entrepreneurship Act, was a step forward in this direction. “With this law, government agencies like DTI, CHED, the Department of Education (DepEd), and the Technical Education and Skills Development Authority (TESDA) are obliged to develop and promote entrepreneurship and financial literacy among the youth,” Sec. Lopez said.

Better equipped universities

In order to set a strong foundation for future business owners, universities must have the necessary tools for educating them. CHED Chairperson Dr. Patrcia Licuanan addressed this need in her speech: “All institutions offering BS Entrepreneurship must be able to provide a business incubation facility that must be equipped with a business center that provides students access to conference rooms, computer units with internet, telephone lines, facsimiles and the like.”

Technopreneurship

Part of CHED’s efforts in preparing future entrepreneurs is to form them into tech-savvy individuals through the implementation of a mandatory 3-unit elective on Technopreneurship included in the New General Education Curriculum that takes effect in 2018. “In early 2015, CHED inked a memorandum of understanding with the Philippine S&T Devolopment Foundation Manila Inc. (PhilDev S&T) with the goal of producing Filipino engineers who can transform their ideas and innovations into economic enterprises,” Dr. Licuanan explained.

Empowering women

Dr. Licuanan’s speech highlighted the opportunity to further support the vital role of women in economic development. “An international study on entrepreneurship revealed that 70 percent of small and medium-sized enterprise (SME) start-ups in the Philippines are led by women,” she stated.

Merck's Fertility Awareness Campaign Now On It's 5th Year

Did you know that 15% of the population are suffering from fertility problems?


Whenever a couple gets married, people are expecting that they will start a family soon. After all, a baby can bring so much joy not just to the parents but also to the grandparents. But lately, the inability to conceive is becoming common. Merck remains committed to changing lives of couples with fertility problems through the Fertility Awareness Campaign which is now on its fifth year.


What is infertility?

Infertility is defined by the World Health Organization (WHO), as “a disease of the reproductive system defined by the failure to achieve a clinical pregnancy after 12 months or more of regular unprotected sexual intercourse.” 

Turning Dreams to Reality 

Data from a Synovate survey in 2011 shows that one out of 10 Filipinos are suffering from infertility. There are different factors that affect a couple’s ability to procreate such as socio-cultural practices, including the marrying age, educational status, professional goals. 

Aside from those, Dr. Virgilio M. Novero Jr., head of St. Luke’s flagship Center for Advanced Reproductive Medicine and Infertility (CARMI), infertility can also be traced to issues affecting both the female and male reproductive systems, and medical conditions that compromises the quality of egg and sperm cells. 

Since 2013, the local arm of the world’s oldest pharmaceutical and chemical company Merck Philippines, has been proactive in their fertility awareness campaign. 

The campaign, which is aptly named “Bridging Baby Steps,” aims to continue education on infertility and raise awareness about the in-vitro fertilization (IVF) methods available in the country through seminars and information dissemination. 

The ART of Procreation

Infertility should not be the be-all and end-all for couples, as there are means and ways to this. 

One available method for childless couples is Assisted Reproductive Technology (ART). This treatment procedure enables multiplication of ovarian follicles and facilitates egg cell retrieval. During the process, embryos will be formed outside the body of a female patient and will be transferred once the “cultures” are successfully formed. Patients who are suffering from severe sperm deficits, blocked fallopian tubes, unexplained infertility, mild endometriosis, and ovulation disorders can be candidates for this treatment. 

With regards to IVF being risky, Dr. Novero shared that the success rate of such procedure has grown tremendously over the past years. He said that about six million children around the world were born via IVF.

7 Stereotypes about Ukrainian Women that Have to Go

It is always unpleasant for a girl of any nationality when strangers start treating them in compliance with their “advanced knowledge” which is nothing but trivial and obvious cliché. They don’t even come to think whether it has at least something in common with the truth or it is just a complete lie. Surely, it is difficult to separate rumors and awkward stories of people from the trustful incidents that really took place.

There are so many stereotypes about Ukrainian women which irritate the girls and maybe even hurt them not less than foolish and macabre jokes.

1. Everyone dreams about moving far, far away. 

It’s interesting in which moment did this statement occur and why so many people are sure that all the girls want to leave their families and would give anything for the chance to emigrate. Put this stereotype out of your mind. Behind attractive appearance lurks a wonderful soul, a sharp mind, a strong desire for self-improvement and for being happy. There are so many girls who have found their happiness within their own country and there are those who are still in search, trying their luck abroad. The point is not in the country but in the inner satisfaction of being loved and love back. 

2. All the women are blonde with blue eyes. 

If you ask someone to imagine a typical Ukrainian girl, they describe you a fairy-tale character, a girl with healthy blonde hair, blue eyes with a little sadness, a curvy body and a slight flush. Is that the right image? It is not. Of course, you have a chance to meet such a girl as well as a brunet with brown eyes and a slim figure. If you are lucky, you can meet even a real read-headed girl with amazing freckles and mysterious green eyes. There are so many different girls with their own unique natural appearance. 

3. Girls have no taste.

Some people are stuck in late 80-s or 90-s in their opinion about Ukrainian women and their style of dress. They still think that modern girls overuse blue eyeshadow for any occasion and wear animal print. Are you seriously? This style is long gone. Nowadays, girls monitor trends and dress up in accordance with vogue. They prefer to make a slight makeup just to highlight their natural attractiveness. 

4. Women don’t show emotions. 

If you are going to meet the ice queens with Ukrainian roots then this mission will fail. It’s quite a strange stereotype about emotional and passionate beauties, but it still exists. It’s hard to say why did it appear. Maybe some self-confident man got a refusal from an emotionless lady who didn’t feel anything to him and he decided that all the beauties are like that and started spreading rumors. All the stereotypes are made of rumors in some way. 

5. Girls are just a gold-digger. 

It doesn’t depend on a specific nation. You can meet such women everywhere without reference to skin color and shape of eye or religion. In fact, Ukrainian girls can be considered one of the most tolerant nations with regard to the financial status of their men and amount of money. Before you don’t know the woman personally, don’t use labels. 

6. Women are not intelligent. 

Just have a look at the statistics, the biggest part of the girls has high education and has finished different classes in addition to the chosen profession. Ukrainian girls are self-motivated and are eager to self-improvement. You can meet these girls in every country and an impressive percentage of them takes up a good post. 

7. Girls are too lazy to do something.

In fact, these women are characterized by their hardworking nature. They buy good clothes and go to travel because they work hard and not because of rich lovers or parents.
